Mediator-Landlord Agreement

1. Scope of Services

Terra Mia Immobiliare acts as a mediator between property owners (landlords) and potential renters. Our platform facilitates the listing, promotion, and booking of vacation rental properties. We provide tools for property management, guest communication, and booking administration.

The mediator does not act as a property manager or rental agent but provides a platform for property owners to manage their own listings and bookings.

2. Property Owner Obligations

  • Provide accurate and up-to-date information about listed properties, including descriptions, photos, amenities, and pricing
  • Maintain property availability calendars and respond promptly to booking inquiries
  • Ensure properties meet all applicable safety standards and legal requirements
  • Honor confirmed bookings and provide access to properties as agreed
  • Respond to guest communications within 24 hours
  • Report any changes to property status, availability, or ownership immediately

3. Platform Fees & Payment Terms

Terra Mia Immobiliare charges a commission on confirmed bookings. The commission structure is as follows:

  • Payment processing fees apply to all transactions
  • Commissions are deducted automatically from booking payments
  • Property owners receive payment within [X] business days of guest check-in

4. Liability & Insurance

Property owners retain full responsibility for their properties, including:

  • Property damage caused by guests or third parties

  • Compliance with local regulations, zoning laws, and tax requirements
  • Maintenance of adequate property insurance coverage

Terra Mia Immobiliare acts solely as a platform mediator and assumes no liability for property conditions, guest behavior, or disputes arising from rental agreements. Property owners are strongly advised to maintain comprehensive property and liability insurance.

5. Data Privacy & GDPR Compliance

Terra Mia Immobiliare processes personal data in accordance with the General Data Protection Regulation (GDPR) and applicable privacy laws. By registering as a property owner, you acknowledge:

  • Your personal information (name, email, contact details) will be stored and processed
  • Property listing data will be publicly visible to platform users
  • Booking and communication data will be shared with guests as necessary
  • You have the right to access, modify, or delete your personal data at any time
  • Data retention policies comply with legal requirements and platform operations

6. Termination & Withdrawal

Property owners may terminate their account and withdraw from the platform at any time by:

  • Submitting a written termination notice via account settings or email
  • Fulfilling all outstanding bookings and commitments
  • Settling any pending payments or commissions

Terra Mia Immobiliare reserves the right to suspend or terminate accounts that violate platform policies, provide fraudulent information, or engage in abusive behavior toward guests or staff.

Upon account termination, property listings will be removed within 7 business days. Personal data will be retained only as required by law or for legitimate business purposes (e.g., accounting, dispute resolution).
